a.     Created ServPro emergency profile - This tool is intended for property managers, risk managers, and owners, both residential and commercial. It allows the user to create an emergency-ready profile of their facility containing critical information to help speed up response time after fire or water damage. Help is then just a few clicks away. The application stores property details, utility shut-off locations, key contacts, damage photos, local weather, and more.

b.     5 dead trees removed for safety per board approval July 2022

c.      Retention ponds are now being treated for weed control, triploid carp stocked 198 main ponds, 30 Tralee Bay pond,, 20 Dublin Manor pond (based upon pond surface volume). The ponds have been sprayed twice

d.     Clubhouse printer received and will be installed

e.     Mandated County tree installations approved, and permit will be issues

·         Three lights on Pond trail fixed and converted to LED for cost savings – Completed

·         Clubhouse Remediation project (Landscaping) – Completed, thank you for all who helped make our neighborhood better!

·         FPL box at 1869 Tullagee is leaning (FPL) – Completed

·         Painting of FPL and AT&T boxes at clubhouse, numerous signs - Completed

·         Video camera for monitoring area on Ballinton and Tralee Bay – Completed

·         Attorney letter concerning road ownership between associations - Completed

 

The clubhouse remediation has been completed with the front and side landscaping being renovated to allow for lower maintenance and repair costs. The trees were damaging the roof and water pipes, and we incurred thousands of dollars in roof and drywall repair this year due to the trees, which will be eliminated in the future. The landscaping is much more visually appealing for our neighborhood which will help housing prices and neighborhood appeal. Thank you to the volunteers and board members that helped make this possible.

In an effort to enhance the security and safety methodology in our very exposed neighborhood environment we wanted to increase the amount of video capture and have the ability to display events that may occur in our neighborhood. A total of 10 additional security cameras have been added, three at the clubhouse, and 7 at the front gate to capture events. The front gate installation includes two high speed license plate readers, and coverage for the sidewalks entering our neighborhood.

The four fans under the veranda were replaced (they were not functioning) with outdoor fans designed for our environment with salt air and higher humidity. The switch on the wall controls the fans by time (10 - 60 minutes). I think you will find these fans very functional, and much more attractive, and best of all, they work!
